While pursuing our high standards in quality, we pay attention to a number of details intended to enhance your experience throughout the home building process:

> QUOTING PROCESS

We make sure you know what our quote includes. We fully explain our working relationships with subcontractors. We want you to fully understand your allowances for materials, cost of change orders and every money issue before it becomes an issue. Before we start and all through the building process, we'll both be on the same page.

> GUIDANCE

We make it out duty to explain and guide you through the process of turning house plans into a home. We divide the construction process into "decision stages", and prior to each, involve you personally in every decision related to that step in the construction sequence.

When you must make choices, we give you the information needed to make the right decision. You pick all the custom features, windows and doors, roof style and color, cabinet style and color, floor coverings, countertops, light fixtures, plumbing fixtures, appliances, etc.

> SPECIFICATIONS

Specifications are the details that let you know precisely what you are getting. We specify all key components and express their performance in meaningful descriptions so you will know what to expect. This includes your HVAC, electrical, plumbing, windows, doors and allowance items.

> SUBCONTRACTORS

Subcontractors are selected for your job based on their proven expertise, quality standards, and ability to work with our customers. Unlike some builders, we do not insulate you from the subcontractors working on your home.

In fact, we want them to work with you, answer questions, explain what they are doing and respond to your concerns and wishes.

When you build a Richland Home, you will work with sub-contractors who take their work seriously and will genuinely try to make you happy and meet your expectations.

> MATERIALS

The materials we use are of the highest quality and always exceed code requirements. For example, we do not frame with 2 x 10s, but use engineered truss, joist and flooring systems for maximum strength and durability. We specify 15/32 in. OSB for sheathing, nothing less. We plan for energy efficiency, indoor air quality and build to meet and exceed residential building standards.

> SUPPLIERS

Suppliers are recommended for the quality of their products and their service. When you make your choices for the home, whenever possible we make certain you get the contractor price, not full retail.

> SERVICE

Service is one of the most important measures of our relationship. Our approach is to communicate and respond directly with the utmost speed and candor.

You'll notice we keep your job site remarkably neat and clean. It reflects our overall approach: We are precise, not sloppy!

> SCHEDULING

Scheduling for your project is realistic. We do not set artificial deadlines. Our goal is to get the job done as fast as reasonably possible without cutting corners. Our no compromise approach ensures you move into the highest quality home we can build for you.

> AFTER-SALE SATISFACTION

Your relationship with Richland Homes continues for a year or more after you move in. Whatever the question or issue related to your home, we get involved until you are satisfied.
